The Acquisition Sales Coordinator serves as a key person who acquires properties for the Acts Homeownership Acquisition Fund. Under the leadership of the Director of Real Estate the Acquisition Sales Coordinator will be responsible for sourcing properties by generating and following up on leads, working with homeowners, real estate agents and wholesalers to, negotiate deals, and close leads. This includes frequent phone, text, and email communication as well as in person meetings as needed to successfully close a property. In addition to building rapport with sellers and buyers, you will also be required to visit properties as needed for the benefit of the transaction. A successful Acquisition Sales Coordinator will have knowledge of the real estate market and trends, have strong sales and negotiation skills, be proficient in real estate transactions from listings to closings while having passion for Milwaukee neighborhoods.
What you’ll do as an Acquisition Sales Coordinator:
- Identify new opportunities for purchase
- Engage and obtain referrals and leads
- Promptly respond to acquisition opportunities
- Cultivate and maintain high level client relationships
- Negotiate property pricing (with Directors approval)
- Run comps on properties daily
- Host property showings
- Facilitating negotiations between buyers and sellers
- Complete necessary documentation in CRM
- Reviewing purchase contracts to ensure terms are met
- Working together with a team to reach departmental goals
- Meet weekly and monthly sales goals
- Attend weekly Acquisition team meetings/trainings
- Other duties as assigned
What we’re looking for in an Acquisition Sales Coordinator:
- High school diploma or GED certificate
- Unrestricted Wisconsin Real estate salesperson or broker license
- Must be in good standing with the local, state, and national realtor boards
- Valid driver’s license and registered, insured vehicle (required travel to multiple properties)
- Experience with non-profits and/or government programs valued but not required
Skills and Experience:
- Strong negotiation and sales skills
- Familiarity with the local real estate market
- Possess excellent communication and computer skills
- Demonstrated abilities in a variety of areas such as: strategic planning, financial analysis, and transaction management
- Three years related work experience in real estate or similar field
Physical Requirements:
- Physical ability to walk properties for inspections (inspections require a sense of smell, ability to hear reasonably well, and ability to see) and travel up 3 or more flights of stairs without difficulty
- Able to use the telephone and communicate verbally
- Vision sufficient to visually observe the detailed condition of homes and structures
