Compensation: $52,000-60,000 annual salary (based on experience and qualifications)

The Rooted & Rising Facilities and Maintenance Coordinator role requires a people-oriented, mission-driven professional who shares the agency’s goals of addressing the affordable housing crisis in Milwaukee and assisting families in need to move to greater levels of self-sufficiency.
The Facilities and Maintenance Coordinator is responsible for the overall maintenance, appearance, cleanliness and efficient operation of the Rooted & Rising housing and community/commercial spaces on a daily basis. This position will oversee, resolve and support the maintenance and repair needs of all residents and tenants and will coordinate closely with the Property Manager, tenants, vendors, Rooted & Rising staff and other stakeholders to foster a productive and positive living environment for the community of residents.
Primary Job Responsibilities:
- Walk the exterior of buildings each day checking for any maintenance problems. Record and schedule tasks to be completed. Replace exterior light bulbs as necessary.
- Check vacant apartments for needed repairs and complete those repairs.
- Repair and replace locks and dead bolt locks as needed. Rotate locks at turnover.
- Grout tiles and caulk tub/toilet/sink as necessary.
- Check all doors and windows for proper operation and weather stripping, paying particular attention to all fire doors and building entry doors.
- Repair and replace windows and screens.
- Conduct monthly smoke and carbon monoxide detector checks in 100% of the households on their property.
- In coordination with the Property Manager, design and implement a pro-active preventative maintenance program for the entire set of properties. Plan should be comprehensive and include all preventive maintenance needs for electrical, plumbing, mechanical, HVAC operations.
- Test all emergency lighting in accordance with the preventive maintenance program.
- Responsible for conducting all apartment inspections in coordination with the Property Manager
- Plumbing
- General plumbing repairs, including replacing faucets, seats and washers
- Replace/repair garbage disposals; unplug toilets and drains
- Electrical
- Handle general electrical repairs, including replacing light switches, fixtures, outlets and fuses; replace phone jacks
- Replace/repair exit lighting
- Prepare trash dumpsters for scheduled pick-up:
- Support Property Manager to maintain log of trash pick-ups to verify billing.
- Maintain dumpster enclosures in clean, working condition
- Common area and apartment work orders:
- Receive work orders from the Property Manager and coordinate with Property Manager to prioritize and develop a plan and timetable to complete those requests
- Coordinate and communicate respectfully with tenants when entering their unit
- Provide the Property Manager with confirmation of work order completion
- Carpentry
- Sheetrock repair, paint & texture; general carpentry & drywall repairs
- Mechanical:
- General repair & replacement of appliances
- Air conditioners: clean filters, compressors and condenser coils
- All general heating control repairs and filter cleaning/replacement
- Boiler/Mechanical room:
- Maintain in clean condition
- Be familiar with operational procedures of heating systems
- Check and record daily operations of heating systems on boiler log
- Be familiar with operational procedures of hot water heaters
- Inventory:
- Maintain a comprehensive inventory of all agency tools, machines, and supplies on hand, ensuring all items are organized and stored securely on the jobsite, assessing what tools and supplies are needed for maintenance and turnovers to be completed, and purchasing needed items with the approval of the Property Manager and/or Executive Director. Strict adherence to the agency procurement policies is required. Property Manager and/or Executive Director will audit the inventory on a regular basis.
- Oversee disposal of old/broken inventory and building/maintenance debris according to applicable state and local laws and ordinances, as well as in accordance with agency policies and practices.
- Be familiar with the location of power, water and gas turnoff valves, clean-out traps, fire extinguishers and fire hydrants on the property
- Coordinate with the Property Manager to develop a plan for seasonal snow removal; ensure that walkways, steps and entrance areas are safe and free of ice/snow
- As applicable, support and supervise property caretakers with their duties and report back to the Property Manager to confirm those tasks are being completed
- Create and maintain a safe work environment, immediately report any safety concerns to the Property Manager
- Attend tenant meetings in coordination with other Rooted & Rising staff
- Be available and on-call as scheduled by management for after-hour maintenance-related emergencies
- Adhere to all Fair Housing laws and regulations
- Other duties as assigned by management; some duties may change based on organizational needs

- Valid drivers’ license, insurance and ability to drive, strongly preferred; driving record review required for use of agency vehicle
- Criminal background check will be completed

- Work environment is indoor/outdoor work as needed. Temperature ranges may be very cold to very hot.
Experience:
- High school diploma, GED, or equivalent, preferred
- 3-5 years of experience in maintenance field, preferably with affordable housing programs, with the ability to take on increased responsibilities
- Experience interacting with families and tenants in a positive, respectful manner
